Organization Overview
The Jacksonville History Center (JHC) is a small but growing nonprofit organization whose mission is to educate and inspire the Jacksonville community to value its history.
Locations: Jacksonville History Center (318 Palmetto Street); Old St. Luke’s Hospital (314 Palmetto Street); Old St. Andrew’s Church (317 A. Philip Randolph Blvd.); James E. Merrill House Museum (319 A. Philip Randolph Blvd.)
Position Summary
Coordinate and oversee the maintenance needs of four historic properties, including, but not limited to:
• Maintain a comprehensive overview of conditions of each property
• Assess short- and long-term maintenance needs of the properties
• Serve as Point of Contact (POC) with City of Jacksonville’s Dept. of Public Buildings, neighboring major event venues, and associated organizations such as ASM Global
Responsibilities
Inspect properties daily, ensure that buildings are secure and the public spaces are event-ready. Perform light maintenance as needed, such replacing HVAC filters or lightbulbs, for example, and effect minor repairs, such as door and window hardware, or arrange for outside contractor resources as needed. Roll refuse containers to / from street for weekly collection. Set up and store seating, tables and audio-visual equipment per event needs.
Manage vendor appointments, including, but not limited to:
• Obtaining competitive bids where applicable.
• Tracking recurring maintenance needs.
• Coordinating access for outside vendors when work is underway.
Assess safety needs of buildings, properties and operations.
Prepare cost estimates for maintenance activities; maintain records and files. Requisition maintenance supplies and monitor inventory. Perform other duties as assigned to meet the needs of the organization.
Essential duties and responsibilities
Buildings and Grounds • Inspect four properties daily, picking up litter, putting out/bringing in garbage cans • Check HVAC temperature and humidity levels • Inspect for water intrusion, pest and insects • Inspect windows, shutters, doors and locks • Schedule, oversee and inspect lawn maintenance • Schedule, oversee and inspect janitorial services • Maintain keys and electronic security access • Submit service tickets to City of Jacksonville for Old St. Andrew’s Church and James E. Merrill House Museum for repairs needed for roof, exterior, HVAC, parking lot and grounds • Coordinate with ASM Global any repairs and janitorial needs of restrooms at Old St. Andrew’s Church Maintenance • Maintain log of all scheduled repairs, treatments and inspections o Elevators o Fire Sprinklers o Fire Alarm Systems o HVAC o Backflow Valves o Security Systems o HVAC o Termite and pest treatments • Schedule service calls as needed • Hire professionals as needed and supervise work; review and approve service invoices • Coordinate purchase of equipment, cleaning products, paper products, etc. with Chief of Staff or Office Administrator Venue Revenue Events • Maintain calendar of events to schedule cleaning services, move furniture and equipment between campuses, buildings or floors • Serve as onsite representative during events to open access to building, troubleshoot requests, do post-event cleanup and secure building and lot; will require evening and weekend hours
Qualifications
Physical Requirements: Ability to use and climb ladders to inspect, evaluate and maintain building components. Carry and move 50 lb. boxes, furniture, and equipment. Able and willing to perform manual labor, such as yardwork, simple repairs. Position available immediately, begins 30 hours/week to full-time when the history center is fully operational (within 12 months). Must be flexible with hours, including evenings and weekends. Company does not offer health insurance benefits.
Education and Experience
Minimum High School Diploma/GED, some college preferred. 3-5 years' experience in facilities maintenance/management. Valid driver license with a clean driving record. Familiarity or experience in areas such as property management, HVAC, basic carpentry, electrical, and plumbing. Technical skills a plus.
Salary/Salary Range
$25/hour
